Essex is south and west of the Lodi base, reached down the Garden State Parkway or Route 21 along the river. Belleville, Nutley and Bloomfield are the closest parts and the ones we are in most often.

Two very different sets of problems

Essex County is not one kind of place, and the drain work reflects that.

Newark, Irvington, East Orange and Orange are dense, largely multi-family, and a lot of the housing is pre-1940. The recurring job is a main line or a shared stack rather than a single fixture — a building where every unit's drainage meets in one run under the basement floor, and where the first sign of trouble is water at the basement floor drain rather than a slow sink upstairs.

Montclair, Glen Ridge, South Orange and Maplewood have a large stock of late-Victorian and Edwardian single-family houses on mature, heavily treed lots. These are root jobs. A hundred-and-twenty-year-old clay lateral running forty feet under an oak is going to have roots in it, and clearing it is a maintenance cycle rather than a one-time repair — unless you decide to replace the run, which is a real option and one a camera survey can tell you whether to take.

Livingston, West Caldwell, Fairfield and Cedar Grove are largely post-war suburban, and there the material is more often cast iron or early plastic. Less root intrusion, more grease and scale.

Commercial kitchens

Essex has a lot of restaurants, and a restaurant drain line is a grease problem, not a clog problem. Cabling a grease line clears a hole through the middle and the line closes up again within weeks. Hydro jetting takes the grease off the pipe wall, which is why kitchens that jet on a schedule stop having emergencies.
